€250,000 if you convert a commercial property into a residential one (the most popular route currently by volume), €400,000 in regional Greece, or €800,000 in Attica, Thessaloniki, Mykonos, Santorini, and islands above 3,100 population.
Why is commercial to residential the most popular route?
It offers the lowest entry point (€250,000), it can be located in any zone including prime areas, and Athens has a significant stock of older commercial buildings that suit conversion. The guide covers how to vet a conversion deal versus a turnkey unit.
Is there a minimum stay requirement?
No. You can keep your residency without ever physically living in Greece. There is no minimum days per year requirement, which is unusual for an EU Golden Visa.
Can I include my family?
Yes. Spouse, children under 21 (and unmarried children up to 24 if dependent), and both sets of parents (yours and your spouse’s) can all be included under one investment.
Does the Greek Golden Visa lead to citizenship?
Eligibility opens after seven years of residency, plus Greek language and integration requirements. In practice, citizenship is a longer term play; most investors come for the EU residency and free Schengen movement first.
